Fremont is often called a hidden gem of the Bay Area. It’s the fourth-largest city in the Bay Area, yet it maintains a friendly suburban vibe. Fremont’s location is ideal – you’re within commuting distance of major job centers like San Jose and San Francisco, but you still get a relaxed, community-oriented atmosphere. The city’s history as a collection of five small towns (including Mission San Jose, Niles, Irvington, Warm Springs, and Centerville) means each neighborhood in Fremont has its own character. For example, Mission San Jose is known for its top-ranking schools and hillside homes with Bay views, while Niles exudes a historic charm with antique shops and a famous silent film museum. Living in Fremont gives you the feeling of a tight-knit community, even though you’re in a sizeable city by the Bay.

What truly makes Fremont shine is its balance of modern innovation and rich heritage. It’s home to cutting-edge companies (the Tesla factory is here, for instance) and also to landmarks like the 1797 Mission San José. This city perfectly blends the past and present. As a local Realtor, I love telling newcomers that Fremont is where you can attend a high-tech networking event on a weekday and enjoy a classic car show or cultural festival on the weekend.

One step into Fremont and you’ll notice the diverse and family-friendly atmosphere. The city’s diversity means you can find an array of global cuisines – from authentic Indian dosas and Afghan kabobs to Filipino desserts and Chinese dim sum – all within a short drive. As a foodie Realtor (yes, I admit to scheduling lunch near my property tours!), I’ve discovered some amazing local eateries in Fremont. Fremont has several BART stations, making it a commuter-friendly hub for those working in San Francisco, Oakland, or Silicon Valley Major highways (I-880 and I-680) run through the area, so getting around the Bay Area is straightforward. Many of my clients who work in tech find Fremont ideal – they enjoy a shorter commute relative to living in more distant suburbs, and they don’t have to sacrifice having a backyard or easy parking, which can be rare in the heart of Silicon Valley or San Francisco.

Strong Demand, Rising Prices

Let’s start with the numbers. According to the latest market data from Realtors Property Resource (RPR):

    • Median Sold Price: $1,715,000

    • Median List Price: $1,790,000

    • Sold-to-List Price Ratio: 102.3% — buyers are paying over asking price

    • Median Days on Market: Just 15 days — homes are moving fast

    • Median Price per Sqft: $1,048

    • Total Sales Volume: $173.8 million

    • Number of Homes Sold: 92

    • Months of Inventory: 1.81 — still a seller’s market

This data clearly reflects a high-demand, low-inventory environment. If you’re a seller, conditions remain in your favor. For buyers, it's important to act quickly and be ready to compete.

A Deeper Look at Inventory and Activity

In June, Fremont saw 105 new single-family listings hit the market—a 24.5% increase from the previous month. While that’s good news for buyers, inventory remains tight overall. With just 1.81 months of supply, the market is far from balanced (a balanced market typically has around 6 months of inventory).

Pending sales also saw a big bump, with 56 homes going into contract—a 40% month-over-month increase. Homes under contract had a median list price of $1,798,000 and spent just 10 to 12 days on the market before going pending. This kind of activity points to intense buyer interest and quick decision-making.
